Causes of Foundation Settling

  • Expansive clay soil. Clay soil is moisture dependent; when wet it swells losing bearing capacity and when dry it shrinks allowing settlement

  • Poor compaction of soil house is built on

  • Excessive water under and around structure due to plumbing leaks, excessive irrigation, rain, improper drainage, etc.

  • Structures are sometimes built over debris such as construction material, tree stumps, etc.  As the debris decomposes the structure will settle.
